Successfully completed in 2024, The Ridge at Canyons Village features 44 contemporary townhomes, priced from ~$2-6M, located in the heart of Canyons Village with ski-in access. Calibr Ventures partnered with sophisticated local architecture, design, and construction teams to bring The Ridge to life while adhering to the unique mountain vibe of Park City. With spacious floorplans that include 4-5 bedrooms, 2 car private garages, timeless, thoughtful interior and exterior finishes, and all the luxuries of a resort property, this project was the perfect combination of convenience in a serene setting.

Billy Reed 

PRESIDENT/PARTNER 

With a background in engineering and finance and a career spanning more than 30 years, Billy Reed brings deep perspective to every stage of the real estate development process. His experience spans large-scale homebuilding, complex entitlements, acquisitions, and financial structuring—giving him a practical understanding of how projects need to work both on paper and in the real world.

Billy has held leadership roles at some of the industry’s most respected firms, including Trammell Crow, Ryland Homes, and Taylor Woodrow Homes. Over the course of his career, he has been responsible for the development of nearly 20,000 residential units, generating more than $3 billion in total revenue. That experience shaped his ability to evaluate land, assess risk, and identify strategies that make projects financially viable—especially in constrained or highly regulated markets.

Throughout his career, Billy has focused primarily on residential development, with a strong emphasis on entitlement strategy and value creation. He understands what builders need, what investors expect, and how regulatory decisions impact feasibility. This perspective allows him to approach each project with both discipline and flexibility—seeking solutions that balance market realities with long-term outcomes.

Before forming CALIBR Ventures, Billy led Reed Development and Consulting, where he advised a wide range of private development groups while continuing to pursue his own residential and commercial projects. That work reinforced his belief that successful projects depend on clear communication, sound financial judgment, and entitlement strategies that anticipate challenges early.

Today, at CALIBR Ventures, Billy applies decades of experience to guide projects from early evaluation through entitlement and execution. His approach is grounded, direct, and relationship-driven—focused on aligning interests, managing risk, and creating outcomes that hold up over time.

Andy Byde

Andy Byde brings more than 25 years of experience in planning, entitlements, and real estate development, with a career that spans both the public and private sectors. His background gives him a deep, practical understanding of how projects move from concept to approval—and what it takes to navigate complex regulatory environments successfully.

Andy’s career includes over a decade working inside municipal planning departments, where he gained firsthand experience with government regulations, discretionary review, and the realities of public process. That perspective continues to shape his approach today, allowing him to anticipate concerns, speak the language of regulators, and structure entitlement strategies that are both thoughtful and defensible.

In the private sector, Andy has led entitlement and development efforts across a wide range of project types, including master-planned communities, single-family residential, multi-family, affordable housing, and commercial projects throughout Northern California. Over the course of his career, he has helped bring more than 3,500 units to market—often on sites with layered constraints or complex approval paths.

At CALIBR Ventures, Andy focuses on entitlement strategy, regulatory navigation, and early project shaping. He is known for his ability to break down complexity, identify creative pathways through planning challenges, and work collaboratively with landowners, municipalities, and project teams to move projects forward.

Andy’s approach is grounded and pragmatic. He values clear communication, careful preparation, and problem-solving that balances policy, feasibility, and long-term outcomes. Partnering closely with Billy Reed, Andy helps guide CALIBR’s projects from early evaluation through approval—ensuring strategies are realistic, well-positioned, and built to stand up in the real world.

Pierrette Tierney

DIRECTOR OF MARKETING

Pierrette’s 18 year career in homebuilding spanned markets across the west including NV, AZ, CA, UT, ID, MT, CO, and WA where she lead operations for companies like Pulte/Del Webb, Taylor Morrison, Magleby Construction and AMH. In her career, she has overseen the acquisition, design, development and implementation of well over 250 masterplan, active adult, high-density, single-family rental projects and luxury home communities. Pierrette served as the first female President of the Park City Area Homebuilder Association and was a founding member of the Utah Chapter of Professional Women in Building. Partnering with CALIBR Ventures in 2017, by way of mutual connections, she provides strategic council on growing their portfolio of projects and leading their marketing and sales efforts.

Jet Reed

Forward Planner

Jet assists with various project management needs, providing financial and feasibility analysis of current and potential projects. After playing 4 years of Division II Men’s Rugby, Jet graduated from Georgetown University with degrees in Economics & Psychology. Upon leaving Washington, D.C., Jet moved to Los Angeles and worked for 5 years in the film and TV industry as a Production Assistant, helping coordinate on-set logistics among different departments on shows like Dave and Euphoria. With a few years of experience in property management, Jet is now learning about the development side of real estate firsthand from his father, Billy Reed, and the team of industry professionals that Calibr Ventures has assembled.

Christopher Rizzo 

Forward Planner 

Chris joined Calibr Ventures in 2021, with a decade of experience in operations and construction project management in the renewable energy industry. He leads the operation and oversight of projects in the Forward Planning Department. His unique background coupled with his field experience allows Chris to wear multiple hats within the organization. Since joining Calibr, Chris has been involved with the approval and development of multiple single-family projects across the Bay Area.
