Calibr is advancing the project through the entitlement process and anticipates securing an approved vesting tentative map in May 2026, with Final map potentially completed by year-end. Hillside Vision with Regional Impact
Set across 98 rolling acres at the terminus of Appian Way, Louie Ranch represents a long-term vision for thoughtfully planned residential development in Union City’s eastern hills. Calibr is currently pursuing entitlements for an 80 lot-single family home community, with approximately 80 acres permanently preserved as open space.
In parallel, Calibr is advancing a broader Specific Plan encompassing more than 2,200 acres under unified ownership. Together, these efforts reflect a balanced and forward-looking approach to housing, environmental stewardship, and comprehensive community planning, progressing through a multi-phase entitlement process.

Early Adoption, Lasting Impact at Abigail Place
On a 2.03-acre site in Walnut Creek, Calibr secured approval for 17 new single-family homes—leveraging newly enacted state housing laws to help deliver one of the area’s first projects of its kind. The entitlement included an affordable unit at a time when local affordable housing options were limited. Calibr sold the land and development rights to Shea Homes in October 2023. The project is now under construction, marking a successful example of policy-driven value creation aligned with community need.

Modern Lines Meet Expansive Natural Views
Successfully completed in 2024, The Ridge at Canyons Village features 44 contemporary townhomes, priced from ~$2-6M, located in the heart of Canyons Village with ski-in access. Calibr Ventures partnered with sophisticated local architecture, design, and construction teams to bring The Ridge to life while adhering to the unique mountain vibe of Park City. With spacious floorplans that include 4-5 bedrooms, 2 car private garages, timeless, thoughtful interior and exterior finishes, and all the luxuries of a resort property, this project was the perfect combination of convenience in a serene setting.
